Does the train help?
Yes, and Pickering is the best-placed station in the region for it. The all-day service in both directions means somebody without a car can reach you from along the lakeshore in either direction, which includes the Toronto side. If you are within a walk of the station, that is the most valuable line you can put in a posting.
Is north Pickering a different market?
Increasingly, yes. The growth north of the 401 sits further from both the station and the boundary, so it behaves more like the rest of Durham: a car is assumed and the Toronto overlap matters less. Saying which side of the highway you are on tells a professional more than the municipality does.
